The Sazka building was originally constructed in the early 1990s as the iconic headquarters of one of the Czech Republic’s most recognised companies. Thirty years on, it has become a candidate for a major transformation. The aim is to create a modern, Grade A office building that not only provides a flexible working environment fit for the 21st century but also serves as a benchmark for responsible and innovative construction. KKCG Real Estate Group has committed to a complete reconstruction of the building based on circular economy principles.
The core idea behind the project is to maximise the use of existing resources. It goes beyond traditional recycling, aiming for the circular reuse of materials, both from the original structure and through new construction elements made with a high proportion of secondary raw materials. The building is designed to provide top-tier facilities for employees along with a high level of energy efficiency.
The project involves the renowned architecture studio Pelčák a partner architekti, design specialists from CASUA, and construction company NOVECON. In the area of circular solutions, KKCG collaborates with Cyrkl Resource Platform and experts from the University Centre for Energy Efficient Buildings (UCEEB) at the Czech Technical University, who carried out a pre-reconstruction audit and material inventory.

Over 30 tonnes of equipment from the original building have been recycled or passed on for further use. Recipients include Bulovka University Hospital, the Furniture Bank, ArtReuse, and the Academy of Fine Arts in Prague. Negotiations are currently underway for the sale of hundreds of tonnes of construction materials – including glass, timber, and mineral substances – to companies such as Saint-Gobain, Enroll, and Kronospan.
The reconstruction of the Sazka building is a pilot project setting a new standard for responsible construction. It demonstrates that even in large-scale commercial refurbishments, the circular economy can be applied effectively as a strategy for both growth and innovation. With this initiative, KKCG Real Estate Group reinforces its ambition to become a leader in sustainable development on both the Czech and European markets.
